Serving Notice, party wall agreement

Once notices have been served your nextdoor neighbours have 14 days in which to respond to them. Under the previous 1935 act if you did not hear back from them they were deemed to have consented to the works and you could proceed. However, under the 1996 act this situation has reversed with the effect that if you now do not hear within the statutory time period they are deemed to have dissented. The effect of dissenting under the act means that there is a dispute which must be resolved by external surveyors as the act says you are not allowed to do this yourself. The two disputing parties would either then appoint their own individual surveyors or they would consent in the appointment of a joint agreed surveyor who would act for both parties. The Building Owner need to be aware that he/she is responsible for the surveyors costs being the party that is undertaking the works. The duty of the surveyors is to resolve the dispute by producing a Party Wall award which would deal with such matters as how the works are carried out, access arrangements and for example timing. Building Owners are warned to watch out for surveying companies who trawl the planning register and write to the nextdoor neighbours seeking appointment at an early stage before you have even had a chance to discuss the proposals with your neighbours. For this reason it is always beneficial to make the neighbours aware that you are putting […]

Looking for a perfect home

One of my friends just bought a new property and he wanted to turn it into his new home. He had no knowledge with interior or exterior design, so he decided to arrange a consultation with modern residential architects; he explained what he expected from them and, as he was convinced by the free architect advice he received, he decided to choose one of them. Usually speaking, it is not easy to meet the very best of roofers in Chelsea. And my friend wanted to work only with the finest experts. For him, like for most of us, buying new house is a very important decision, and he wanted to make it his real home, for the rest of his life. It was a place where he planned to grow old and create unforgettable memories. The first meeting went really well and the free architect advice, which included general design ideas and basic advice, came out to be very useful. My friend had some ideas and expectations but a number of elements connected with interior and exterior design he had to consider really surprised him. He expected perfect solutions for he worked with carefully chosen, top London architects, and at the end he eventually obtained what he wanted. Those modern residential architects, most of them recommended by friends and associates, had shown a great sense of initiative and professionalism. He had chosen three of them and asked for projects. While talking to them he felt that they were on the same wave length, so he […]

New device for marketing properties: quadcopters!

Real estate aerial photography services are now delivered by camera drones (or “quadcopters”, as they are also known). Recent advances in camera, flight and battery technologies mean that those UAVs are now capable of achieving footage at a quality comparable to that achieved by manned aircraft. Combined with the fact that UAVs can be used closer to the ground and nearer to people than manned aircraft, this means that they are becoming an incredibly adaptable tool for filmmakers across a wide variety of genres. Originally, those drones were used to record videos and take pictures of roofs, to make sure that their condition was good, and to detect at a lower cost any difficulty that may appear (leak, severe foam, broken tiles…) without having to send someone to physically climb onto the roof (which is pretty inconvenient when the buildings are two storey mansions or other tall buildings). But drones for aerial photography can also appear as a really inexpensive and convenient way to publicize a mass celebration (such as a marriage, a religious gathering, or a mass demonstration), or a large property such as a mansion or a newly-built building. In particluar, those services can be useful to market real estate properties or for architect firm in London. To publicise a luxurious property, such as, for instance, a large mansion with a garden,it is quite spectacular to use nice aerial shots taken from a light, highly manageable quadcopter. With this original technique, it can be useful to please customers […]
